San Giovanni is an independent villa of 254 sqare meters (2540 square feet). which can host 10 people. It is located between Pienza and Montepulciano in on of Tuscany’s historic, cultural and wine bases.
This Tuscany farmhouse is ideally located to visit historical sites like Montepulciano, Pienza or Siena. If you stay at Villa San Giovanni, ensure that you take time to visit Montepulciano, only a short drive away, built on the summit of Monte Poliziano on the ancient Etruscan city of Nocera Alfaterna, which in 308 B.C. made an alliance with Rome against the Samnites.
During the Middle Ages it was under the sovereignty of Florence while finally being conquered by Siena in the year 1260. This mixed past makes Montepulciano an city rich with its heritage showing in its architecture and art. Definitely, the façades of the church of Saint Agostino and of the Oratorio della Misericordia are worth seeing. Notable among the civic buildings are the Tarugi palace, like the Mercato, a work of Pignola, the Contucci palace designed by Sangallo and the fourteenth-century Palazzo Municipale, which contains a small gallery of Sienese and of Umbrian art.
Villa San Giovanni is representative of Tuscany’s architectural style: brick floors, beamed ceilings, walls painted in soft pastel yellows and wooden country furniture. The large kitchen of the annex opens onto the inner courtyard with a large arch offering comfortable spaces for everyone to be together.
The wide garden (about 4000 square meters or 4000 square feet) surrounding the villa provides for a space to relax under the shade of centuries old cypresses and oak trees, or sunbathe around the panoramic swimming pool (6 x 12 meters 19 x 39 feet and up to 2.30 meters or 7 feet deep).

This Tuscany farmhouse may be divided into three apartments, each one with its own entrance, all of them spacious and sunny. The villa offers wide open common spaces to relax, enjoy group meals conducive to live Tuscany's and a sensorial experience.
The ground floor is composed of a large kitchen and living area with fireplace and two double bedded rooms each one with en suite bathroom with stall shower. On the first floor there is a second ample kitchen and living area with fireplace, and other two double bedded rooms each one with en suite bathroom with shower or bath-tub.
The house has an annex (opposite the internal Patio) that can host two more people in complete independence thanks to its large kitchen and living area with fireplace and sofa bed, a bathroom with stall large shower next to the kitchen and one bedroom with double bed upstairs.
